Residential FAQs
How do you price residential jobs?
By surface and size. Driveways/sidewalks are priced by square footage; siding/roofs are priced by elevation and complexity. We’ll confirm exact footage on site or via satellite measure and send a written quote.
Do you use high pressure on siding?
No. We use a manufacturer-safe soft-wash process for vinyl, fiber-cement, brick, and painted surfaces—low pressure with the correct detergents and rinse to avoid damage and streaking.
Can you remove rust, oil, or irrigation stains from concrete?
Yes—oil and tire marks respond to hot-water degreasing and surfactants. Rust/irrigation stains require a targeted treatment. We’ll test a small area and include that line item in your quote if needed.
Do I need to be home?
No. If exterior water/power are available and pets are secured, we can complete the work and text you photos upon completion. Invoices can be paid online.
Will cleaning damage my plants or grass?
We pre-wet and post-rinse landscaping and manage dwell times to protect vegetation. If you have sensitive plantings, we’ll cone and tarp as needed.
What about slippery algae on steps and patios?
We treat organic growth and rinse thoroughly to reduce slip risk. Textured finishes and regular maintenance help surfaces stay safer between deep cleans.
What’s the typical timeline?
Most homes are completed in a single visit. We’ll schedule within your preferred window and provide arrival texts. Weather delays are communicated promptly.
Commercial FAQs
Do you work overnight or off-peak?
Yes—overnight and off-peak schedules are standard for retail, logistics, stadiums, campuses, and multifamily. We coordinate with security and provide cones/signage.
Are you insured and OSHA-compliant?
Yes—full commercial liability and workers’ comp, with safety plans and job hazard analyses as needed. Certificates of Insurance are available on request.
How do you handle gum, oil, and heavy organics at shopping centers?
Chewing gum is lifted with hot water and surface cleaners; oil and hydraulic leaks get a targeted pretreat and hot-water recovery where required. We sequence walkways, entries, and dumpster pads for minimal tenant disruption.
Do you provide photo documentation?
Yes—before/after photos with a brief report. Portfolio clients can opt into monthly/quarterly maintenance documentation and KPI tracking.
What about wastewater and storm drains?
We follow local requirements for recovery/containment when mandated and avoid detergents that risk discharge violations. We’ll review site drains and slope during the walk-through.
Can you support multi-site or campus programs?
Yes—roll-up schedules, portfolio pricing, and “no-interruption” windows. We can stage teams for rapid execution and consistent results across properties.
How is pricing structured?
By surface type and square footage with add-ons for gum lift, oil removal, and windows. Multi-site programs qualify for portfolio pricing.

We use application-appropriate detergents and follow manufacturer guidance for substrates. SDS are available upon request.
COI & Documentation
COIs can be issued naming the property owner/manager. Job scopes and W-9 available on request for procurement.
Weather & Rescheduling
Rain/light wind are usually OK; lightning/high winds delay exterior work. We’ll notify you and reschedule at the next available window.
Access & Utilities
Please ensure exterior water access where possible. For restricted sites, we’ll coordinate standpipes or portable water if needed.
